Red Rock Developments Leases and Sells 946,000 SF Industrial Facility in Pataskala, Ohio

August 8, 2025

COLUMBUS, OH –Red Rock Developments is pleased to announce the successful lease and sale of Red Chip Farms 1B, a 946,000-square-foot Class A industrial facility located in Pataskala, Ohio, a high-growth suburb within the Columbus metropolitan area.

The facility has been leased to a nationally recognized leader in advanced manufacturing. Shortly after the lease execution, the building was marketed and sold to an undisclosed global leader in real estate investment management.

Shane Woloshan, SIOR of Colliers, represented Red Rock Developments in the lease transaction and played a key role in securing the tenant for the project. Bayne Porter of Cushman & Wakefield represented the tenant in the lease. The subsequent sale of the property was brokered by Alex Cantu of Colliers, acting on behalf of Red Rock Developments.

“Red Chip Farms 1B exemplifies our commitment to developing high-caliber industrial assets in premier logistics corridors,” said Leah Barker Bailey, SIOR, Senior Vice President of Leasing for Red Rock Developments. “This transaction showcases the strength of the Columbus market and highlights our ability to deliver world-class facilities and execute seamless dispositions in partnership with institutional investors. “Special thanks to Shane Woloshan and Alex Cantu of Colliers for their critical roles in representing Red Rock Developments throughout both the lease and sale transactions.”

Located just off Interstate 70 via the newly completed five-lane SR 310 interchange, Red Chip Farms 1B provides unmatched highway connectivity. The site is minutes from John Glenn Columbus International Airport and Rickenbacker International Airport and offers access to 60% of the U.S. population within a one-day drive—a strategic advantage for manufacturers, distributors, and e-commerce operators. The property is also supported by a strong, dependable labor force within the Central Ohio region.

This marks the second successful development, lease, and sale by Red Rock Developments within the Red Chip Farms industrial park. Looking ahead, the company is preparing to break ground on speculative Building #3, with construction anticipated to begin in early 2026.
