Red Rock Developments Completes Second Building in Atlanta's Shugart Farms Phase I

873,800 square foot industrial building will be occupied by Summer '17

Red Rock Developments, Burke Holding and its venture partner, Saben, LLC, together with Core5 Industrial Partners, have just completed a 873,800 square foot speculative industrial building located along I-85 in the City of Fairburn, just 12 miles south of Hartsfield-Jackson Atlanta International Airport.   This is the team's second building for Shugart Farms Lake Park Industrial, the first phase of this planned development that will eventually span 2,500 acres and 16 million square feet of industrial space.  The first building, a 1,037,400 sq ft build-to-suit for Project Midas, an undisclosed global tenant, was completed in March 2016.  Red Rock partnered with DCT Industrial Trust to complete Project Midas.

The new tenant has announced they will be moving into the 873,800 square foot warehouse building by Summer of 2017.


Plans for Shugart Farms Phase II Are Underway

Phase II construction will start with a 980,000 sq ft building scheduled to break ground by 3rd quarter 2017.  “Our plan is to complete the 980,000 square foot building as a speculative building,” says John Barker, Jr., President and Chief Development Officer of Red Rock. “There could not be better market fundamentals for this project and we expect to time the market perfectly with a first quarter 2018 targeted delivery."  Phase II can also accomodate two additional build-to-suit developments sized at 1.5 million sq ft and 500,000 sq ft. 



Atlanta's Industrial Corridor, Shugart Farms, is a 2,500 acre planned industrial park for large distribution facilities and is strategically located along the SW I-85 corridor.  Phase I of this project includes an 873,800 SF speculative development, already leased, and a 1,037,400 SF build-to-suit project Red Rock Developments completed for a client of DCT Industrial Trust.
