Clearwater Paper Corporation

Clearwater Paper Corporation, a Spokane, Washington-based global manufacturer and leader in consumer tissue, bleached paperboard and wood products, selected Red Rock Developments to complete a 672,000-square-foot east coast production and distribution facility to serve its growth market strategy.

After eight years of evaluating this much needed production capacity, Clearwater surveyed most of the southeastern United States to determine the most suitable location for a new facility. Locations in South Carolina, Georgia, Tennessee and North Carolina were considered.

Red Rock provided a new building program integrating two current Clearwater facilities into a complete state-of-the-art facility. The selected site had significant challenges including building configuration to work around wetlands, a rail spur and the ability to accommodate a Phase II expansion that would not disturb Phase I.

The bidding process was highly competitive and Red Rock was able to provide an effective economic package including flexibility for purchase options during the lease term. Red Rock Developments’ process of understanding the client’s needs, through site analysis, facility programing and ultimately, aggressive pricing, earned the business.
