Blue Cross

The largest single-tenant, low-rise office building in South Carolina served up tremendous challenges. The project came to fruition with minimal or no interruption of daily work activities for Blue Cross Blue Shield’s employees.

A portion of the site included a wetland area, requiring extensive coordination with the SC Department of Health and Environmental Control, the Army Corp of Engineers, the SC Department of Natural Resources and the Environmental Protection Agency to mitigate and minimize the development impact on the environment.

Future expansion was planned for by utilizing a unique design of four wings built around a central core.
Plans called for initial construction of two wings and land purchases for the expansion. But before the first two wings were completed, the client requested that the third wing be developed by the same completion date.

Lastly, the fourth wing, 107,000 square feet of additional space, was built, and a co-terminus lease negotiated after the building had been occupied for 18 months.

The project was developed or constructed by principals of Red Rock Developments prior to founding the company.
